Interview by Nadège Monschau What is the method to follow when one wishes to acquire a housing? Before embarking on visits, it is very important to calibrate your budget. If you are a first-time buyer, you can do simulations on the Internet, especially on the Anil site (National Agency for Housing Information), before consulting a banker or a real estate broker. If you want to sell your home to buy a new one, you should first have your property valued. But be careful not to overestimate it! In all cases, it is a question of establishing a financing plan which makes it possible to hold over the long term, once the children have grown up, etc. Second step: define your project, trying to stay as rational as possible. Nothing could be more effective than listing your priorities: surface area, number of rooms, proximity to schools or the workplace, accessibility to public transport, garden, fireplace, elevator. This first work will allow you to orient your choice on new or old, on a house or apartment, on such or such district. Another advantage: when you know precisely what you are able to pay and what you are looking for, you will waste less time on unnecessary visits. We can therefore start to consult the offers. In addition, I believe that it is more profitable and less tiring to establish a relationship of trust with a single agency, which will call its client as soon as a novelty presents itself and which will offer them exclusive goods. How to make visits effective? By being very methodical. Before each appointment, you must write in a small notebook all the questions to ask the owner or the real estate agent. If you are interested in accommodation, a little identification of the surroundings is essential. Do not hesitate to ring the neighbors to get maximum information on traffic in the block, traffic on the street, noise, quality and diversity of shops. Only the residents or the caretaker of a building know if the common areas are well maintained, if the sound and thermal insulation of the building leaves something to be desired, etc. To have a good understanding of the living environment, you can also come back to the neighborhood at different times of the day and night. And, before making an offer, we must make one or two additional visits, at various times to properly understand the brightness of the rooms. Without forgetting that a house will always seem more attractive in summer than in winter. If you are totally charmed by an apartment that you discover in December, on a rainy day and in peak hours, there is a good chance that it will be the right one! But, as a general rule, it is better to take your time and not jump on the first opportunity. How to successfully negotiate? There is no miracle recipe! It's all a question of feeling. However, before making a proposal, it is important to be well informed about the market. In general, we can try to lower the price by 5 to 10%. But be careful not to go too low. Otherwise, we risk upsetting the seller and losing the deal. Some arguments can however prove effective, such as the extent of the renovation work to be carried out, or, in the case of a condominium, the upcoming vote for a facelift ... And if we know that the owner is in a hurry to sell, or that his property has been on the market for a long time and that he cannot find a buyer, we can make a good deal!
